Alright, so you’re ready to purchase a house.

You’ve saved up enough for a down payment and now you’re looking for the perfect new home for yourself and your family.

But here’s the thing… Making that choice can be quite hard.

In fact, it’s likely going to be one of the hardest decisions you ever make in your entire life.

And that’s why you want to get it right.

 

There are no do-overs once the purchase agreement is signed.

So how do you make sure you make the right choice? You ask questions. A lot of questions.

You want to know everything about the house – just like you want to know everything about your spouse before you marry them.

And the best way to make sure you won’t miss asking any important questions is to have a list. But making a list of questions isn’t always easy.

That’s why we decided to take the time and give you a list of the top 10 most essential questions you should be asking when viewing a property.

Question #1:

How Long Has The Property Been On The Market And Have There Been Any Offers?

Okay, these are two questions, but we’ll count them as one because they have one goal – to let you determine the level of desirability of the house before you even book a viewing.

Having that information will let you easily assess if the property is priced well and if there are any issues that aren’t apparent immediately.

If the house has been listed for a while and hasn’t received any offers, it may require a closer inspection. There’s likely something that you’re unaware of.

If, however; it’s been listed recently and the seller is receiving a lot of offers, that might be a great sign.

 

Question #2:

What Is The Reason For The Sale?

Just like buying a used car – you need to be aware of the reason for the sale of the property. Often times its relocation due to a new job. Or they could be selling a property they inherited and don’t want to keep.

But it’s not rare to find sellers who are trying to get rid of a house with high running costs.

If that’s the case, you need to be aware of that. You don’t want to find that out once you already own the home.

You can also use this information to negotiate a better price.

Question #3:

How Long Have The Owners Lived In The Property?

If the house has had a lot of different owners in a short time period, that’s a H.U.G.E red flag! Fast turnover can be due to something like bad neighbors, a bad area, or a problem with the property.

Long occupancy can also throw up some issues though. The property might need some structural work if the owners have lived with the problems instead of addressing them.

Question #4:

What Is The Area Like?

When purchasing something of this significance, you need to be aware of what area the property is located at. Knowing this can save you a lot of headaches.

Ask about noise, parking, congestion, schools, supermarkets, and nightlife (if that’s your thing). You don’t want to find out that you’ve purchased a home in an area where it’s impossible to park your car or there are no supermarkets nearby.

Question #5:

What Are The Neighbors Like?

Your neighbors are going to make up a large part of your experience living in that neighborhood. What are they like?

Are they young people who like to party a lot? Are they working bees who are never home? Or are they senior citizens?

Knowing all of that in advance will help you get a good idea of what living in that neighborhood will be like.

Question #6:

What Are The Running Costs For The House?

You need to know if the house is viable for you financially before making the purchase. Ask what the running costs are, what the property tax is, what the council tax bands are…

Costs and taxes like these can eat up a huge chunk of your monthly income.

It’s essential to find you exactly how much you’ll be paying before you close the deal.

Question #7:

What Are The Owners Going To Take With Them Once They Move Out?

A lot of buyers get unpleasantly surprised when they move into their new home and they find out its… empty.

Yes, the furniture and white goods don’t come with the property unless you exclusively negotiate that.

So ask the sellers if they are leaving anything behind or they intend to take everything with them.

You may find out that they are downsizing and they intend to leave a lot of their possessions behind (for free).
